Before Your AFH Predictability Walkthrough

Please watch this short video before we meet at the property.

Most Adult Family Home owners come to us after they have already purchased a home, started planning the conversion, and formed expectations around bed count, cost, and opening timeline.

The purpose of the walkthrough is not to sell you drawings.

It is to help you understand whether the path you are on is real, approvable, licensable, buildable, and aligned with the care model you intend to operate.

What We Will Be Looking For

 

During the walkthrough, we will be looking at the property through the lens of:

  • Existing conditions

  • Code and life-safety requirements

  • AFH licensing implications

  • Layout and care model fit

  • Construction complexity

  • Cost and schedule risk

  • Assumptions that could create problems later

Our goal is to give you realistic expectations based on what we have seen across more than 15 years of Adult Family Home work.

 

Typical Professional Fee Ranges

Most renovation and garage conversion projects with our office typically fall between $10,000 and $14,000 in architectural fees, depending on scope, complexity, jurisdiction, and level of support required.

Addition projects typically fall between $13,000 and $17,000.

Our AFH Predictability Advantage Service starts around $20,000 for owners who want a higher-touch process, faster alignment, stronger coordination, and more support through the decisions that affect cost, schedule, permitting, and construction readiness.

These are planning ranges, not quotes. Your actual recommendation will depend on what we see at the property and what level of risk the project is carrying.

If your main priority is the lowest upfront drawing cost, there may be other options that fit that goal better.

If your goal is to protect the project you have already committed to and avoid preventable surprises, this walkthrough should be valuable.

 

Before We Meet

Please send us anything you already have for the property, including:

  • Existing plans

  • Listing drawings or photos

  • Inspection reports

  • Septic or sewer information

  • Utility information

  • Notes from the city, fire marshal, building department, contractor, lender, or licensing consultant

If you do not have any of these documents, that is completely fine. Please email us and let us know so we can prepare accordingly.

If the typical investment range is more than you are willing to invest in this service, we understand. Please let us know before the appointment so we can cancel the walkthrough and avoid wasting your time.
